On 1^st January 2014 the local tax has been introduced in South Tyrol. The local tax is charged per guest and overnight stay by the lodging establishments and amounts to € 1.75 per day per person. Children and young people under 14 years of age are exempt from the tax. The local tax is due on departure and is indicated separately on the invoice.

Your reservation is confirmed only upon receipt of the down payment and our final confirmation. Causal: deposit for confirmation.

General cancellation policy:

If you cannot come, we ask you to advise us as soon as possible. In case of short-term cancellation, the rate is as follows:

• up to 30 days before arrival: 20% of the total booking amount
• up to 14 days before arrival: 50% of the total booking amount
• up to 7 days before arrival: 70% of the total booking amount
• 1 day before arrival or in case of non arrival: 100% of the total booking amount

Trip cancellation insurance:

Should a booked stay at our hotel be delayed, or even not taken up or prematurely broken off, we invite you to think about taking travel insurance for covering the costs. We recommend you to draw up our cancellation policy

Arrival and departure:

Your apartment is available from 1.00 pm on the day of arrival. Please notify us if you should be arriving later than 7.00 pm. Please vacate your room by 9.00 am on the day of departure.

Our apartment is a no smokers house. In the rooms and common areas is not allowed to smoke.
